We represent policyholders in smoke and fire property claims across Texas, including San Marcos. Smoke Damage Public Adjuster is operated by Rise Public Adjusting LLC (TDI License #3356839). We do not have an office or staff in San Marcos; we work with local owners, landlords and tenants on their claims.

Why rental housing shapes smoke claims here

With a large university in town, San Marcos has a lot of multifamily and rental property: apartment complexes, duplexes, converted older houses near campus and newer purpose-built student housing. That creates claim situations that single-family suburbs see less often.

One fire, many policies. A fire in one apartment can push smoke into neighboring units, corridors and shared HVAC. The building owner's policy, each tenant's renters policy (if any) and sometimes a management company's policy may all be involved, each covering different things.

Renters' belongings. Students and other renters often underestimate what their belongings are worth until they have to list them. Clothing, laptops, textbooks, bedding and furniture can all be affected by smoke and soot. Our smoke-damaged contents page explains how contents are typically documented.

Landlords and income. For owners of rental houses and small complexes, questions often include lost rents, code-related work and the scope of repairs between turnovers. Policy language decides what applies.

Older neighborhoods and new growth

Beyond campus, San Marcos has older neighborhoods near downtown and the courthouse square, where homes may have older wiring, pier-and-beam foundations and original finishes. The city and neighboring Kyle and Buda have also seen fast residential growth, with new subdivisions along I-35 and SH 123. Commercial property includes outlet retail, restaurants, hotels, medical offices and distribution and manufacturing space.

For business owners, see commercial smoke damage claims.

Hill Country edge and outside smoke

West of I-35, the land rises into the Hill Country toward Wimberley and Dripping Springs. The Texas A&M Forest Service describes the wildland-urban interface as where development meets undeveloped wildland, and notes these areas are often at the highest risk of wildfire damage. Grass and brush fires along that edge, or smoke from larger fires elsewhere in Central Texas, can leave residue and odor inside homes that never came near flames.

Those smoke-only losses tend to be less obvious. HVAC systems, soft goods and porous surfaces can hold odor and residue even after a quick wipe-down. See HVAC smoke damage and smoke odor claims. Whether such a loss is covered turns on the policy wording and the evidence.

What a public adjuster does, and does not do

We do not clean, remediate or repair. As a Smoke Damage Public Adjuster, our work for San Marcos policyholders is:

  • Reading the policy to understand coverage, limits and conditions
  • Documenting the damage to the unit or building, systems and contents
  • Reviewing the carrier's estimate for what it covers and what it leaves out
  • Presenting the claim with organized support and negotiating for a fair review

If you are a landlord or tenant unsure how the process works, our smoke damage claim process page lays out the usual steps.

Do you have an office in San Marcos?

No. We serve Texas statewide without local offices. We work with San Marcos policyholders by phone and email and at the property when a claim needs it.

I'm a student renter and a fire in another unit smoked out my apartment. Who pays for my things?

Usually your own renters policy, if you have one, is where your belongings are claimed. The landlord's policy typically covers the building, not tenants' property. Your policy wording controls.

I own a rental near campus. Can lost rent be part of my claim?

Possibly, if your policy includes fair rental value or loss of rents coverage and the conditions are met. It is worth checking your declarations page and policy form.

Does it matter if my property is in the Caldwell or Guadalupe County part of San Marcos?

Your claim is governed by your insurance policy. County can matter for records like fire reports, which may be part of the documentation.
