New Braunfels is the county seat of Comal County, and the city also extends into Guadalupe County. It sits on I-35 between San Antonio and Austin, where the Comal and Guadalupe rivers run through town and the Hill Country begins to rise to the west.

Smoke Damage Public Adjuster is the smoke and fire claim practice of Rise Public Adjusting LLC (TDI License #3356839). We represent policyholders, not insurers, across Texas, including New Braunfels. We have no local office or staff in New Braunfels; we work with owners here on their claims.

A city with old and new side by side

New Braunfels was founded by German settlers, and that history is still visible. The Gruene Historic District, now inside city limits, is listed on the National Register of Historic Places and includes Gruene Hall, built in 1878. Downtown and the older neighborhoods around it include stone, brick and wood-frame buildings from the city's early decades.

At the same time, New Braunfels has been adding subdivisions quickly, especially along I-35, FM 306, SH 46 and toward Canyon Lake and Bulverde. Much of that newer housing borders open ranchland and cedar-covered hills.

There is also a large short-term and seasonal rental market tied to river tubing, Gruene and the area's attractions, plus restaurants, hotels, retail centers and light industrial space along the interstate.

How that shows up in smoke claims

Historic and older buildings. Plaster, old-growth wood, and original finishes can be difficult to clean and difficult to match. Claim discussions often center on whether a surface can be restored or should be replaced, and what the replacement should be.

Vacation and rental property. A fire in a rental home or cabin can raise questions about the owner's policy type, any occupancy or rental-use terms, and lost rental income. Guests' belongings are usually a separate matter. Policy wording controls all of these.

Restaurants and hospitality businesses. Kitchen fires are a common source of smoke claims for restaurants. Beyond the building, there may be equipment, inventory and business interruption to document. Our commercial smoke damage claims page goes into this.

New homes on the Hill Country edge. Newer houses near open land face both inside-the-house fires and smoke from grass and brush fires nearby.

Wildland smoke in Comal County

Western Comal County is classic Hill Country terrain. The Texas A&M Forest Service describes the wildland-urban interface as places where development meets or mixes with undeveloped wildland, and notes these areas are often at the highest risk of wildfire damage. Its online Wildfire Risk Explorer shows wildfire threat and WUI data by location.

When wildland smoke reaches a home, the damage can be subtle: a film on surfaces, odor in fabrics, residue in the HVAC system. These claims depend on documentation and on how the specific policy treats smoke. See smoke odor claims and soot damage claims.

How we help

We are not a restoration or cleaning contractor. Our work covers:

  1. Reviewing your policy and its smoke and fire provisions.
  2. Documenting the building, systems and contents.
  3. Understanding what the carrier's estimate includes and leaves out.
  4. Presenting the claim with organized support and negotiating on your behalf.

If you are partway through a claim that seems stuck or short, see delayed or underpaid smoke damage claims.

Do you have a New Braunfels office?

No. We serve all of Texas and do not have local offices. We work with New Braunfels clients by phone, email and at the property when the claim needs it.

I rent out my house to river visitors. Will my policy cover a smoke loss?

That depends on the type of policy you carry and how it treats rental use. Some homeowner policies limit coverage for short-term rentals. Reading the policy is the first step.

My restaurant closed for a week after a kitchen fire. Is lost income part of the claim?

It may be, if your policy includes business income coverage and the conditions are met. The policy language and your records decide it.

Can you clean smoke damage in my historic home?

No. We are public adjusters and work only on the insurance claim. Restoration is handled by contractors you choose.
