San Antonio has some of the oldest neighborhoods in Texas alongside some of the newest. Limestone and wood-frame homes in King William, Monte Vista and Tobin Hill stand a few miles from tract subdivisions stretching toward Boerne, Helotes and the Loop 1604 corridor. The city's footprint also crosses a natural divide: the Hill Country rises to the north and west, while flatter brush country opens to the south.
Rise Public Adjusting LLC works as a Smoke Damage Public Adjuster in San Antonio, Texas, representing policyholders rather than insurers. We are licensed by the Texas Department of Insurance (License #3356839). We help people document, prepare, present and negotiate smoke and fire claims, remotely and on-site when the claim calls for an inspection. We do not have a San Antonio office, and we do not perform cleaning, restoration or repairs.
Two landscapes, two kinds of smoke exposure
The Texas A&M Forest Service describes the Hill Country oak savannah, a mix of timber, brush and grass along and west of Interstate 35, as a fuel type linked to significant wildfires. It also describes the grass and brush fuel of the South Texas plains as having produced the largest and most damaging wildfires in that region.
San Antonio touches both. North-side and northwest-side neighborhoods near Helotes, Boerne and the Leon Springs area sit near juniper and oak. Properties toward the south and east of the county sit closer to grassland and brush. During dry, windy periods, fires in either setting can send smoke into homes and businesses that are nowhere near the flames.
Most smoke claims in San Antonio still come from ordinary structure fires: kitchens, electrical issues, garages, and fires that spread from a neighboring unit. The wildland setting simply adds another way smoke can reach a building.
The city's property mix
Historic and older homes
San Antonio's historic districts include many homes with original wood siding, plaster, pressed-tin or beadboard ceilings and ornate trim. When smoke affects these materials, questions about cleaning versus replacement and matching original finishes can be central to the claim. Local historic district requirements may also affect how work is scoped; that is a factual question to raise with the carrier and your contractor.
Suburban homes
Much of the housing built in recent decades is slab-on-grade with attic HVAC and ductwork. Smoke pulled into the return side of a system can end up in every room. See HVAC smoke damage.
Military and rental housing demand
San Antonio is home to Joint Base San Antonio, and many homes near its installations are rentals. Landlords may face both property damage and loss-of-rent questions, while tenants look to their own renters policies for belongings and living expenses.
Commercial property
Restaurants along the River Walk and throughout the city, hotels, medical offices, retail and warehouses each have their own mix of building, contents, equipment and business income issues. Our commercial smoke damage claims page covers the basics.
When a San Antonio claim needs a second look
People usually contact a public adjuster at one of a few moments:
- Right after the loss, when the damage is extensive and they want the claim documented thoroughly from the start
- After receiving the carrier's estimate, when it does not seem to match what they see in the home
- When the claim has stalled, with repeated requests for information and no clear decision
- After a denial or partial denial, when they want to understand the reasons and whether additional documentation might matter
Our pages on underpaid, delayed and denied smoke damage claims describe each situation in more detail.
What we do as your Smoke Damage Public Adjuster
We work for the policyholder. That includes reviewing the policy, inspecting and documenting damage throughout the property, preparing a building estimate, helping organize a contents inventory, comparing the carrier's estimate with the documented scope, and presenting and negotiating the claim.
Coverage depends on your policy and the facts of the loss. No public adjuster can guarantee an outcome. Our aim is a complete, well-organized claim so the insurer is evaluating the full picture. The smoke damage claim process page walks through each stage.
Around San Antonio
We work with policyholders across Bexar County and the surrounding area, including New Braunfels, Schertz, Converse, Universal City, Live Oak, Leon Valley, Helotes, Boerne and Seguin, as well as Comal, Guadalupe and Kendall counties. See our pages for New Braunfels and Austin.
Do you have a San Antonio office?
No. We serve all of Texas without local offices. Most of the work happens by phone and email, and we arrange on-site inspections when a claim needs one.
My historic home has smoke damage. Will the policy pay to match original materials?
That depends on the policy language and the facts of the damage. Matching and the treatment of older materials are common discussion points, and they are best addressed with clear documentation of what was there before the loss.
I rent out a house near a military base and a fire damaged it. What should I look at in my policy?
Look at the dwelling coverage, any loss-of-rent or fair rental value coverage, and the conditions for reporting the loss. Your tenant's belongings are generally a matter for the tenant's own renters policy, if they have one.
Can brush fire smoke from outside the city affect my claim?
Smoke from a nearby grass or brush fire can leave residue and odor inside a home. Whether that is covered depends on your policy, and documenting the damage soon after the event is important.
Do you work with restaurants and hotels?
Yes. We work with commercial policyholders, including hospitality businesses. These claims often involve building, contents, equipment and business income.
