Plano sits north of Dallas, mostly in Collin County with a small area in Denton County. It grew quickly in the late 20th century and has since become one of North Texas's main corporate centers. Toyota Motor North America moved its headquarters to Legacy West in Plano, a mixed-use district that also includes offices, a hotel, shops, restaurants and apartments.
We are a Smoke Damage Public Adjuster serving policyholders statewide, including Plano, as part of Rise Public Adjusting LLC (TDI License #3356839). We have no Plano office or local staff. Our work is representing owners in their smoke and fire claims.
Plano's homes: mostly built out, now aging
Much of Plano's single-family housing was built during its fastest growth decades, which means many homes are now several decades old. By this point, many have been renovated in stages: updated kitchens, new flooring in some rooms, original materials in others.
That patchwork matters after a fire. When smoke and soot affect part of a house, questions often arise about matching finishes, whether damaged areas can be repaired without the rest looking mismatched, and how the policy treats that. We do not answer those questions categorically; the policy language and the facts decide them. What we can do is make sure the full extent of the damage is documented.
Other residential settings in Plano include:
- Townhomes and condos, where association and unit-owner policies split responsibility.
- Apartment and mixed-use buildings in districts like Legacy West and Downtown Plano, where smoke can move through corridors and shared systems.
- Larger homes in west Plano with multiple HVAC systems, extensive contents, and finishes that are costly to replace.

Office, retail and corporate property
Plano has a large office and retail footprint: corporate headquarters and campuses along the Dallas North Tollway and SH 121, suburban office parks, the Shops at Legacy area, and restaurants and retail centers across the city.
Smoke claims in these settings often involve:
- Smoke from one tenant's space reaching neighboring suites
- Server rooms, electronics and office equipment exposed to soot
- Restaurant kitchen fires affecting dining rooms and adjacent tenants
- Interrupted operations and the business income questions that follow
Commercial policies tend to be longer and more complex than homeowner policies. Our commercial smoke damage claims page explains the common pieces.
Smoke sources in a built-out suburb
Plano has little wildland edge compared with Hill Country cities. Most smoke claims here come from structure fires: kitchens, dryers, electrical faults, fireplaces, garages, and fires in adjacent units or suites. Wildfire smoke from elsewhere in the state is an occasional factor, especially for HVAC systems pulling outside air, but it is not the main driver. Whether any smoke loss is covered depends on your policy and the evidence.
How we help Plano policyholders
We do not clean, remediate or rebuild. Our role:
- Review the policy, including limits, conditions and any matching or code-related provisions.
- Document damage to the structure, HVAC and contents.
- Understand the carrier's estimate and where it differs from the documentation.
- Present the claim with organized support and negotiate for a closer review.
For the full sequence, see the smoke damage claim process. If your claim was already paid, see underpaid smoke damage claims.

Do you have an office in Plano?
No. We serve all of Texas without local offices. We work with Plano clients by phone, email and at the property when a claim needs it.
Part of my house was remodeled and part is original. How does a smoke claim handle that?
It depends on the damage and on your policy's terms. The key is documenting what was affected and what materials are involved, so the claim reflects the actual condition.
Smoke from another suite got into our office. Whose policy applies?
Often several are involved: the building owner's policy, your business policy, and possibly the other tenant's. The lease and each policy's language determine responsibility.
Do you handle the cleanup?
No. We are public adjusters. We work on the claim, not on cleaning or repairs.
