McKinney is the longtime county seat of Collin County and has some of the oldest buildings in the region. Its historic downtown is packed with independent shops and restaurants, and a few blocks south, Chestnut Square Historic Village preserves restored buildings dating as far back as the 1850s. West of downtown, master-planned communities like Stonebridge Ranch and Craig Ranch make up much of the city's newer housing.

Downtown McKinney: old buildings, shared walls
The historic square and surrounding blocks are mostly older brick commercial buildings, many with shops or restaurants at street level and offices or residences above. Nearby neighborhoods include older frame homes.
In a smoke claim, older buildings raise questions that newer ones do not:
- Shared walls and attics. A fire in one storefront can push smoke into the building next door, and into upper floors.
- Original materials. Features such as pressed-tin ceilings, old plaster, exposed brick and old-growth wood react to soot and odor differently from drywall and newer finishes. Claim discussions often turn on whether a surface can be cleaned or must be replaced, and what an appropriate replacement is.
- Multiple parties. Building owners, business tenants and residents upstairs may each have separate policies.

Stonebridge Ranch, Craig Ranch and newer neighborhoods
McKinney's west side is dominated by large master-planned communities with HOAs, amenity centers and a mix of home sizes. Newer subdivisions keep extending north and east toward Melissa and Princeton.

Growth at the edge of the Metroplex
McKinney still has farmland and open land on its northern and eastern edges, where new construction meets pasture. Grass fires in that transition zone can send smoke into nearby homes. Most claims, though, still come from fires inside a structure. Whether a smoke loss is covered depends on the specific policy and what the evidence shows.

Often your own business policy is the starting point for your contents and business income, while the building owner's policy may address the structure. Liability questions between parties are separate. Policy language and your lease matter.

It depends on the damage, whether the materials can be restored, and your policy terms. Careful documentation of what was there is the foundation for that discussion.
