Irving is in Dallas County, between DFW International Airport and Dallas Love Field, and a large portion of DFW Airport lies inside the city limits. The Las Colinas area has become one of the region's biggest concentrations of corporate headquarters, and the Irving chamber of commerce promotes the city as the "headquarters of headquarters."

Corporate offices and commercial property
Las Colinas includes high-rise and mid-rise office towers, corporate campuses, hotels, restaurants and the Urban Center around Lake Carolyn. Irving also has warehouse and logistics space near the airport and along SH 114, SH 183 and I-635, plus retail and restaurants across the city.
Commercial smoke claims here tend to have several moving parts:
- Multi-tenant buildings. Smoke from one suite, or from a restaurant on the ground floor, can reach other tenants through corridors, shafts and shared HVAC.

Apartments and multifamily
Irving has a very large apartment market, from older garden-style complexes to newer mid-rise buildings in Las Colinas. When a fire starts in one unit, smoke can spread through breezeways, shared attics and adjacent units. That can mean:
- The owner's commercial property policy covers the building
- Each tenant's renters policy (if any) covers their belongings and possibly additional living expenses
- Loss of rents may be part of the owner's claim, depending on the policy

Established neighborhoods
Outside the corporate corridors, Irving has many established single-family neighborhoods, some several decades old. Older homes may have original ductwork, older wiring and finishes that have been updated piecemeal. Smoke risk in a dense urban setting
Irving is almost fully developed, so wildland fire is not a main concern. Most smoke claims start with structure fires: cooking, electrical, dryer, and fires spreading from a neighboring unit or business. In dense buildings, one fire can affect many policyholders at once. The owner's policy typically addresses the building and possibly lost rents, while tenants claim their belongings under their own policies. Documenting each affected unit is essential.
Do you do smoke remediation?
No. We are public adjusters and work only on the insurance claim.
