Coastal grass and marsh fires
The Texas A&M Forest Service notes that some marsh grasses, including cordgrass, are among the most fire-effective in coastal areas and can burn even under high humidity. It also describes South Texas and the lower Gulf Coast as becoming more vulnerable to wildfire once grasses freeze-cure in winter, and the grass and brush of the South Texas plains as a fuel type responsible for the region's largest and most damaging wildfires.
For Corpus Christi, this mostly means grass and brush fires on the outskirts of the city and in surrounding counties, with smoke that can drift into homes when the wind is right. Coastal breezes can carry that smoke farther than people expect.
Property in Corpus Christi and what it means for smoke damage
Coastal homes and condos. Island and bayfront properties, including many condominiums and second homes, may be affected by salt air and humidity on top of smoke. Condo claims often involve both an association master policy and an individual unit-owner policy. Some coastal properties also carry separate windstorm coverage; which policy applies to which part of a loss depends on the cause and the policy wording.
Established neighborhoods. Older homes in the central city and along the bayfront can have wood framing, plaster and hardwood floors that absorb odor and are difficult to match.

An industrial fire near my home left an odor and residue. Do I have a claim?
You may, depending on your policy and what can be documented at your property. Take dated photos, note the odor and any symptoms in the building, and keep any official notices. We can review your policy with you, but coverage is the insurer's decision.
My beach condo had smoke damage from a fire in another unit. Who pays?
The association's master policy and your unit-owner policy may each apply to different parts of the loss. The line between them is set by the governing documents and the policies themselves.
Does having a separate windstorm policy affect a smoke claim?
It can matter if a loss involves more than one cause. Each policy responds to the perils it covers, so understanding the cause of each part of the damage is important.
Can you help with a short-term rental that lost bookings after a fire?
Some policies include loss of rental income. Whether yours does, and how it is calculated, depends on the policy. Booking records are useful documentation.
