Bryan is the county seat of Brazos County and the older of the two cities that make up Bryan-College Station. It began as a railroad town, became county seat in 1866 and incorporated in 1872. Texas A&M opened just south of town in 1876, and College Station grew up around it. Today Bryan also hosts the Texas A&M University System's RELLIS Campus on its northwest side.
Smoke Damage Public Adjuster is the smoke and fire claim practice of Rise Public Adjusting LLC (TDI License #3356839). We represent policyholders, not insurance companies. We have no office in Bryan; we work with property owners throughout Texas.
Older buildings, older questions
Bryan's historic downtown is built around 19th and early 20th century brick commercial buildings, many now home to restaurants, shops, galleries and upper-floor residences. Around downtown are older residential neighborhoods with frame homes, pier-and-beam foundations and original interior finishes.
In older buildings, smoke often behaves in ways that are easy to miss:
- It moves through open wall cavities, chases and older ductwork
- It settles in attics, crawl spaces and upper floors
- Soot can collect on brick, plaster, tin ceilings and original wood trim
- In downtown blocks, buildings may share walls, so a fire in one storefront can put smoke into the next
That is why a claim for an older Bryan building usually needs detailed, material-specific documentation. Our soot damage claims page explains how residue on different surfaces is typically documented.
Rentals, family homes and growth
Bryan's housing is more varied than College Station's. There are long-established family neighborhoods, a large stock of rental homes and duplexes (including many leased to students and university staff), and newer subdivisions to the north and east. Rental properties raise the usual split between the owner's policy for the building and tenants' policies for their belongings.
Commercial and industrial property
Beyond downtown, Bryan's business base includes healthcare, retail along Texas Avenue and Briarcrest Drive, light industrial and manufacturing sites, and the research and testing facilities around RELLIS. A smoke event in a commercial building can affect inventory, equipment and business income. Each is a separate part of the claim. See commercial smoke damage claims.
Regional considerations
Brazos County's surrounding pasture and post oak woodland can burn during dry, windy periods, and smoke from rural fires can reach homes on Bryan's outskirts. Whether smoke from an outside fire is covered depends on the policy wording and what the evidence shows.
How we help Bryan policyholders
We handle the claim. We do not clean, remediate, demolish or rebuild. We typically:
- Review the policy, including endorsements that affect older buildings
- Inspect and document smoke, soot and odor throughout the property
- Prepare a detailed estimate and, where needed, a contents inventory
- Present the claim with organized supporting information
- Compare the carrier's estimate to the documented scope and ask for a closer review where items appear to be missing
If your claim has been denied, we can review the denial letter and the file and explain what the documentation shows. No outcome is guaranteed.

My downtown building shares a wall with the one that burned. Do I have a claim?
You may have a claim under your own policy if smoke or soot entered your building. What is covered depends on your policy language and the documented damage.
Does an older home change how smoke damage is evaluated?
Often. Older materials, finishes and construction methods can hold residue and odor differently. Detailed documentation helps show what the damage actually is.
Is there a Smoke Damage Public Adjuster office in Bryan?
No. We serve policyholders throughout Texas and do not have local offices.
